Rates are still low as the guidelines begin to tighten up. It is now more important than ever to make sure you do whatever you can to keep current on your monthly payments. It is also very important to save at least a 3% down payment, possibly 5% of the sales price in order to purchase a new home. We are doing a ton of credit repair, which has helped tremendously. Rates are fluctuating daily. It is a very volitile market right now. Credit scores are becoming more and more important. If you have a credit score less than 680, be prepared to put 5% down on your new home. Rates are still very good, keeping mortgage payments low and it is still a great time to buy or refinance, but if you have low credit scores and no money to put down, you may want to look into trying to pay down some revolving debt, limit applying for new debt, and saving as much money as possible to save for you down payment! For sale by owners remain to be a popular way for potential home buyers to buy a home with no real estate agent. However, neither the buyer nor the seller receive any representation. How do you know if there is a leak in the roof? How do you know if you are paying too much or if the seller can help pay closing costs? Often times, the seller of a for sale by owner will pay for your realtor, even though they are not represented. If you choose to go on your own, make sure you thoroughly inspect the house, get a home inspection, a termite letter, and a heat and air letter. Also' you may want to insist on getting your own appraiser to make sure you are comfortable with the value. Many opportunities are available in the Mrytle Beach area. We are still able to get competative rates on Condo's in Seawatch Towers, Beach Cove, Tilghman Resorts, and many other resorts. With prices slighlty lower, and with the rental revenues remaining the same, it makes sense to buy now! Call me for more details on these programs and more!
